You may be tempted to act fast. But wait! Scammers often target property of absentee owners like vacation homes, vacant lots, or residential rentals. Trust your instincts.<\/li>\n\n\n\n<li><strong>Sellers that only communicate through email or text<\/strong><br \/>-Criminals may claim their phone can\u2019t call or they are unavailable to meet in person to sign documents.<br \/>ex: It\u2019s a for-sale-by-owner listing, but you never talk to the owner.<\/li>\n\n\n\n<li><strong>Sellers that urge you to act quickly<\/strong><br \/>-Criminals may claim the deal is only available for a limited time or that you have to \u201cact now,\u201d hoping that you won\u2019t pause to check it out.<\/li>\n\n\n\n<li><strong>Specific payment methods<\/strong><br \/>-Criminals may claim buyers can only pay in cash or wire money to an out-of-state bank account. Never send money for unseen property.<\/li>\n\n\n\n<li><strong>Sales of a vacant lot<\/strong><br \/>-Criminals may focus on vacant lots hoping that the owners live out of state or don\u2019t manage the property.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Options that May Help Protect your Property from Criminals:<\/strong><\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Consider &#8220;not-for-sale&#8221; documents<\/strong><br \/>-Filing not-for-sale documents with the Town Clerk may serve as a caution flag to realtors when engaging in transactions that involve your property.<\/li>\n\n\n\n<li><strong>Keep a close eye on property bills<\/strong><br \/>-Check your address on bills to ensure a criminal hasn\u2019t changed the mailing address without your knowledge.<\/li>\n\n\n\n<li><strong>Check your Property\u2019s Deed Status<\/strong><br \/>-Research your county\u2019s land records\/deed information online to ensure criminals have not altered the status of your home to \u201cfor sale.\u201d<\/li>\n\n\n\n<li><strong>Monitor the property<\/strong><br \/>-Ask neighbors to notify you if there is unusual activity on the property.<br \/>-For uninhabited properties, install motion sensors, such as a smart home security camera or device that alerts you about activity.<\/li>\n\n\n\n<li><strong>Set up a <a href=\"https:\/\/www.google.com\/alerts\">Google Alert<\/a> for your property address<\/strong><br \/>-This alert will notify you when someone posts about your property online.<\/li>\n\n\n\n<li><strong>Check for online activity<\/strong><br \/>-Search popular real estate sites like Zillow, Redfin, and Realtor.com and review your property location to see if it is being listed.<br \/>-Search for your address on social media platforms to see if there have been any posts about your property.<\/li>\n\n\n\n<li><strong>Learn about title insurance policies. <\/strong><br \/>-Homeowner\u2019s insurance policies may offer enhanced title insurance, which can alert you of deed fraud.<\/li>\n\n\n\n<li><strong>Monitor your Credit Report<\/strong><br \/>-An unknown account can be a sign of identity theft, which could include deed fraud<a>.<\/a><br \/>-You can check your credit reports weekly for free at <a href=\"https:\/\/annualcreditreport.com\">annualcreditreport.com<\/a>.<\/li>\n<\/ol>\n\n\n\n<p><strong>For realtors being contacted by potential real estate sellers<\/strong>, reference <a href=\"https:\/\/www.vermontrealtors.com\/wp-content\/uploads\/2025\/05\/VAR-Seller-Fraud-Flyer.pdf\">this<\/a> notice about seller impersonation fraud by the Vermont Association of Realtors.<\/p>\n\n\n\n<p>If you believe you are experiencing a seller impersonation scam, reach out to local law enforcement, and file a report at ic3.gov.
